
I can't emphasize this enough. Pictures are critical. The pictures that we agents load into our MLS system propagate out to thousands of cooperating websites. Anyone around the world can look at those pictures.They are the public image for the house that you are trying to sell. Buyers are deciding to come visit your house, or not, based on how your pictures look. If you don't use great pictures, the buyer won't come to see the house and fall in love with it in person.
We get to load 15 pictures. That's it. Maybe that seems like a lot. But it isn't. The agent, is trying to show to the world the best that your house has to offer. In that context, 15 images really isn't that much. And yet, somehow, one of my fellow listing agents decided that using these two pictures were in his client's best interest. That's right. In their best interest. not the agent's, the client's.

This agent stands to make $15,000 on the sale of this house and couldn't see fit to pay $100 to a professional photographer for top rate photos? Instead pictures were chosen that hide the house behind the trees and a picture of the corner of the garage and edge of the roof line with some roses. There were more to choose from. These were bad enough.
Who's best interest was the agent looking out for? I'm telling you right now it wasn't the client's... .or this house would have sold... which it hasn't. The listing agreement was cancelled.
